Following the successful delivery of 3 previous schemes for this valued client, PHd was again commissioned by Matthew Clark to create a new facility for this national drink’s distributor in Bedford.
PHd operated as both Architect and Principal Designer for pre and post novation, novated to Quantum Construction as Contractor and Harold Whitehead & Partners as Development Manager.
The facility includes standard and bonded warehousing and a distribution yard, fuelling, weighbridge & loading/ unloading canopy.
The 40,000 sqft scheme was delivered on budget ahead of the programme to facilitate a swift exit from an existing leased building, thus avoiding lease penalties. Despite accommodating a 12m wide sewer easement, this resulted in some design challenges, but an efficient development ratio was still achieved.
As always, being invited back to work for this same client was fantastic. The best award for us is a repeat commission, which very much illustrates our commitment to the project and this client for whom we continue to work nationally.
The exit clauses within the client’s lease set a particularly testing timetable had to be adhered to. This is not in itself abnormal and typical to the many industrial schemes that PHd undertake.
However this was further hindered by the presence of a pressured sewer easement, this involved detailed liaison and negotiations with the drainage agency & accommodating this into the design. Ultimately the designed-scheme resulted in a surprisingly efficient development ratio.
